It seems to me that the industry is static in the game, which is absolutely unrealistic. Industry is a dynamic thing, factories close and open from time to time, mines deplete etc. In real life railway companies often have to close or abandon lines and open new ones (or sometimes re-open old ones) as the economy changes.
It would be very nice if this was modelled ingame as well.
